1 room house of 92m² in City of Edinburgh

The cabin is 6.5m2 in size with a small double bed 120cm x 190 cm, sleeps 2 price is for 1.It is private and only 0.7 miles / 1.13km from town.It has access to the bathroom in the main house when l am home and awake no en-suite .Welcome to our home and the little Guesthouse /Cabin in our garden.(for Bedroom in the house scroll down please as totally different info in many cases)Prices are incl cleaning and taxes and as mentioned in heading / room The guesthouse is 6.5m2 and is totally private from our main house and you come and go as you like as your own entrance. After 11pm though you are asked to close gates gently behind you and be respectful as I have other guests in the house .The shower and toilet is in the main house and only accessible when I am home and awake but I have 440 feedbacks on another site saying this isn't an issue as I always work around my guests as long as we communicate.There is a portaloo for midnight emergencies though in the cabin itself.I empty it each time should you ever need to use it-giests are not allowed to do this themselves.There is a small double bed (120cm x 190 cm) ,underfloor heating, wifi,micro,nespresso machine, kettle,small sandwich toaster and a mini fridge.The mini fridge fits a 200ml milk,1 yoghurt and butter that is about it.The size is made to fit 4 cans or coke. I offer various coffees and teas, fruit,instand soup, instant oat porridge, biscuits, cake and home baking when you arrive as a wee welcome pack.If you run out of coffee pods,there is a Sainsbury not far from mine, but plenty instant coffee so you will not run dry.You have double French door that opens up to my south facing garden, which you are welcome to enjoy .Square table outside my lounge though is my private area.You will be walking on grass and patio down to the guesthouse so this is not suitable for anyone with leg/knee issues or struggle with sight as dark at night.There is ONLY on street parking after 5.30pm-8am next day and all weekend but only if there is space as a very small street.I have a red ladies city bike you can "buy" for £150 and I will buy back for £75 ,providing it has no punctures /missing bits/dents ,when you leave.This way I am not responsible for anything regarding it, but all your own responsibility.You need to bring your own helmet .There is a washing machine and I charge £6/wash and £6 for tumble drying or hanging it out to dry for you is £4,or you can hang it yourself and then only £6 for the wash. In price is included detergent & softner.Please respect I have neighbours and other guests ,so no drunken louts ,parties, loud music in the garden or similar behaviour as this is my home and you will be asked to leave then and there without a refund.I do accept dogs as "guest" but at a one off charge of £50 no matter how long/short your stay. The dog though must be spayed, low energy, like other dogs and have its own bed as not allowed on my furniture. No deliveries to guesthouse after 9pm as the delivery guys bang violently on my door and wake other guests, dogs and kids up so not ok !!!Guests are lovely, but the only guests welcome here are you, not your friends nor friend of friends I am afraid, parties are never allowed. Main house bedroom =DYour single bedroom of ca 6m2 is lovely and south facing, recently bought bed so a medium to firm mattress and cotton bedlinen.It has a desk to work from and black out blinds .You can open the slim south facing window and get fresh air in when you sleep should you so wish summer time as perfectly safe.You have wifi and TV with Netflix and Freeview on it.There is a dressing gown and bed-socks/slippers for you to borrow should you so wish.Hair dryer and curling iron exists too and you do have a lock on your door should you wish to lock it at night.You will be providing with a key to my front door if you are staying in the main house.I ask you to be aware that the room do have our private possessions in them and the desk drawers are private. There are no wardrobe space for my guests in here as room so small, but there is a handful of hangers behind the dressing gown on the door .Your bedroom is right next to the main bathroom which you share with me and sometimes with guests staying in the guesthouse. I supply shampoo, conditioner/bodylotion and a few sanitary items .I do not offer breakfast as such but there will be coffees (French press and instant), an array of teas, home baking ,a fruit, biscuits/cake, instant oats, instant soup on offer when you arrive.There is a kettle in your room and a fresh refillable water bottle.No hot food to be eaten in the bedroom at anytime other than the porridge and soup I provide as smells and makes stains.Feel free to bring food back if a sunny day as you can eat it in the garden. Your have full access to my patio outside your bedroom albeit no smoking /vaping allowed at my property incl garden anytime. No access to rest of house incl kitchen at anytime =DNow enough about that and some info about us.We live in the West End / Dean area of Edinburgh,17 min walk (0.7 mile/1.13km) from the west end of Princess Street .I am native Swedish and my boys are trilingual speaking Swedish,English and both have had French since age 3, so understand but speak less well.I also speak Danish and French .Check in is after 4 pm in the guesthouse-after 10.30 pm you will do self check in and not access bathroom until next morning IF I have gone to bed.Check out is strict 10 am ,7 days a week. Earlier check in isn ' T ever possible- bags can be left in my front shed at your own risk, from 10am and then no need to knock on the door-just message me on WhatsApp.The guesthouse is most suited for someone who is also out and about and not ideal for working from if you need bathroom access at all times.This as house is locked when I am away. I do communicate All the time when I leave and come back via texts. You will not have a key to the main house only to the back gate and your private dwelling.Weekends there is no access to the bathroom before 7.30am, unless previously arranged or unless you are staying in the main house . Never ever access to shower after 9 pm. Toilet, of course,for as long as I am awake, (am up until 10.30/11pm most days but also text before I go to bed to give you a last chance should you need it before going to bed yourselves) Same no showers before 6 am any day of the week unless asked before booking and we have agreed on it .When you come and go please be considerate keeping the noise levels down, as l have neighbours on either side of my property.I AM very flexible though, communication is everything!My Entire property is non smoking and main house is 100% Shoe free zone .GENERAL Please read house rules But for ease l am adding here too.No shoes in door please!!No smoking Anywhere on my entire property,EVER,thank you !I would ask for 30% non refundable payment upon booking and the remaining 70% no later than 8 weeks before your stay. Thus if you book and it is less than 8 weeks until your stay, full payment is required on the spot.Payment is to my bank account in £ sterling Pound Sterling is only currency accepted please .NO booking is confirmed until payment has been received and I am listed on 2 other sites too thus might fill up quickly if last minute bookings.If the room is booked for one,then no sleep over guests are allowed, should this be the case I will ask you to leave immediately ,I will keep your payment in full, as you have broken the house rules .If I find out that you are smoking in my home-same applies-you will be asked to leave immediately and no refund given.By booking with me you consent to my rules and regulations and will keep to my very simple house rules.I do not take any responsibility if you have an accident in my home, or on my property as a whole ,you enter my property at your own risk and by making a booking with me you acknowledge you have accepted these terms.I hope you can see through the seemingly harsh rules and see what is a lovely home and as a host l just need to safe guard myself from any misunderstandings before they happen. You will be living with my loved ones and in my most beloved home after all ,and as such are very warm welcome Jessica x
