My lovely two bedroom + garden study flat is available for rent from 1st August. It has been well decorated throughout, with a new kitchen fairly recently. I lived in this house for years before moving in with my partner. My favourite things are: Designed to be a home: I designed it to live here myself, so it has been made to be as homely and efficient as possible, so that you really enjoy the space. I have included things like space saving options everywhere, a slimline dishwasher, an in-built pantry, a rain shower, extractor fans in the kitchen and bathroom and an outdoor clothes drying space and tumbledrier. It has also been decorated in almost all rooms with natural materials to ensure it is a healthy living space. Comfortable bedrooms: There are two bedrooms, one master and one smaller bedroom. The master bedroom has massive in-built wardrobes and is cool in summer but the warmest room in the house in winter. Both bedrooms have double beds and benefit from being at the back of the house, so the windows go into the gardens (all you hear is birds, there is no road noise) and also benefit from having the bathroom and kitchen in between them - it is very easy to have a lot of calm and privacy anywhere in the house. Large living room: Renovated with exposed brick fireplace (electric fire) and original Victorian wooden flooring. This room has large bay windows and gets flooded with afternoon/evening light. Nearly new kitchen: The kitchen was completely redone not long ago and has a dishwasher and breakfast bar/kitchen island space with two stools. The door opens out onto the garden so it is perfect for eating/hosting outside (which happens a lot in this house, it is so enjoyable to do!) and brings in a lot of fresh air. Bathroom with rain shower: The bathroom is small, but means it stays warm. It has a full size bath and a rain shower with amazing pressure. Even though the room is small, there is storage space for toiletries and a couple of towels as well as under-bath storage. Garden: My favourite place! Split over two levels, it has sunny areas and shady areas throughout the entire day. There is a lawn area with chairs and a table and patio area with a concealed fire pit. Garden study: My renovated vintage caravan has been made into the perfect space to overlook the garden in any weather. It has a large desk and bay windows to look out over the lawn and watch the birds, and wifi extends all the way from the house. It's well insulated and has a good heater so can be enjoyed throughout the year. Location: Situated between Fishponds and Eastville, the house is in a dream spot. Fishponds has an Aldi, Lidl and Morrisons as well as a good variety of independent shops and some fantastic cafes (Fed and Crazy Egg especially), and Eastville is really vibrant cultural melting pot with tons of smaller international shops and eateries - I have loved living in between the two! It is less than five minutes drive to the M32, about thirty seconds off the cycle path (there is a bike shed so bikes can be kept out of the house) and also close to UWE. It is between two fantastic green spaces - Eastville Park and Snuff Mills in one direction and a nature reserve to the other side. One is a two minute walk away, the other a five minute walk. There is ample on street parking.
